If the same company that's proposing the remediation work is also the one that did the testing and identified the "problem," that's worth a second look — it's a direct conflict of interest. An independent test, or at least a second opinion on the results, is a reasonable thing to ask for before authorizing large remediation work.
What a solid remediation quote includes
- Containment procedures to prevent spores from spreading to unaffected areas during the work.
- Specific materials being removed — affected drywall, insulation, or flooring — rather than a vague "treatment."
- Post-remediation verification testing to confirm the work actually resolved the problem, done by a party independent of the remediation company if possible.
